  • Directional arrows, stop bars, and crosswalks
  • ADA-compliant handicap and van-accessible spaces
  • Reserved, compact, and employee-only space markings
  • Curb painting in red, yellow, blue, or custom colors
  • Complete layout design for new or reconfigured lots
  • Full re-striping of worn, faded, or repaved surfaces

Our Process

How a Project Gets Done

Every job follows the same proven steps, so the result is consistent whether it's a small driveway or a multi-acre commercial lot.

  1. Step 01

    Site Walk & Layout Review

We walk the property with you, measure the space, and confirm the layout — including any code or ADA-driven changes that need to be addressed.

  2. Step 02

    Surface Preparation

The lot is blown clean of debris and pressure-washed if needed so paint can bond properly to the asphalt. Any obstructions are flagged or removed.

  3. Step 03

    Measuring & Layout

We chalk and snap precise lines to ensure every stall, aisle, arrow, and handicap space is square, straight, and built to code.

  4. Step 04

    Paint Application

Commercial-grade water-based traffic paint is applied with a high-pressure striping machine for sharp, uniform edges and consistent coverage.

  5. Step 05

    Cure & Final Walkthrough

Lines typically cure in 30 to 60 minutes. We walk the finished lot with you for a final inspection before reopening the area to traffic.

Why It Matters

The Case for Parking Lot Striping

Improved Safety

Clear lines, arrows, and crosswalks guide drivers and pedestrians safely, reducing confusion and liability on your property.

Maximized Capacity

A smart layout squeezes every legal stall out of your available square footage — more parking means happier tenants and customers.

Curb Appeal

Fresh, bright stripes signal that a property is well managed. It's the fastest, most affordable way to refresh the look of any lot.

ADA Compliance

We lay out the right number of accessible stalls, access aisles, and signage to keep your property in line with federal and Florida code.

Frequently Asked

Parking Lot Striping FAQ

How often should a parking lot be restriped?

Most commercial parking lots should be restriped every 18 to 24 months. High-traffic lots, sun-exposed properties, and areas that see frequent pressure washing may need it sooner.

What kind of paint do you use?

We use commercial-grade water-based traffic paint formulated for asphalt. It dries quickly, holds up to South Florida weather, and is low-odor so we can work around active properties.

How long does the paint take to dry?

Water-based traffic paint is typically dry to the touch in 30 to 60 minutes, depending on temperature and humidity. We recommend keeping traffic off for at least an hour before reopening the area.

Can you stripe a brand-new parking lot?

Yes. For newly paved asphalt, we recommend waiting 30 days before striping to let the surface cure and any surface oils dissipate. We can lock in a schedule as soon as the paver pulls off site.

Do you work after hours?

Yes. We offer evening, overnight, and weekend scheduling so your business doesn't lose parking during peak hours. Tell us your operating schedule and we'll plan around it.

Will you help redesign my layout?

Absolutely. If your current layout is cramped, outdated, or out of compliance, we'll measure the lot and propose a new layout that maximizes stall count, improves traffic flow, and meets ADA requirements.
